Thompson holds public hearing for 41 homes

THOMPSON — The Thompson Planning Board held a public hearing on Wednesday, February 14 to consider the application of Lalljee Services, LLC for site plan approval and a special use permit for the proposed Silvercrest Homes.

The proposed project aims to construct 41 single-family townhouses along Fairground Road and Roper Road, accompanied by parking spaces and integrated park areas.

Amador Laput from Fellenzer Engineering addressed the board during the public hearing. Board members raised concerns about stormwater retention, safety fencing around retention ponds, lighting specifications and regulatory compliance.

According to Laput, each lot is designated for a three-bedroom townhome, with two parking spaces allocated per unit, totaling 84 parking spaces.

During Sullivan County’s GML-239 review process, conducted by the Division of Planning, Community Development & Environmental Management, particular attention was drawn to the drainage plans. 

The county’s report highlighted potential drainage issues towards proposed structures on at least two lots, prompting requests for clarification on plans for underground stormwater detention to mitigate this concern effectively.

Furthermore, discussions ensued regarding the subdivision of lots for both real property and tax assessment purposes. It was noted that the current plan delineates lot lines between multiple proposed townhomes, potentially resulting in additional lots beyond the initial project outline.

The county recommended incorporating more on-site parks and recreational amenities into the development plan, as the current proposal was deemed lacking in this aspect. Suggestions were made for the inclusion of additional parks and facilities to enhance the overall quality of life for future residents.

The public hearing concluded with the Thompson Town Board scheduling another date for final site approval, pending the applicant’s resolution of issues raised by Sullivan County.

 

Mall Update

Thompson Square Mall, managed by Heidenberg Properties, sought approval for an expansion within Thompson’s business district. Following a work session with the town, plans were presented to increase the mall’s footprint by adding a 14,000-square-foot space. Two potential tenants, Five Below and a drive-thru coffee shop, have been identified for this expansion.

The Thompson Planning Board voted to refer the project to the Sullivan County Division of Planning, Community Development & Environmental Management for a GML-239 review.
